Monthly rents in Calgary increased in April compared with the same month last year — though rental costs in the city have come down since the start of 2024, a new report has found.

Online rental listing service, Liv.rent, published its monthly report on the city’s rental market, finding a one-bedroom, unfurnished apartment saw its monthly rent rise nearly seven per cent year over year to $1,683.

Yet the monthly cost is down from $1,721 at the start of 2024, a drop of a little more than two per cent.

The city’s southeast saw the highest increase year over year with monthly rent rising more than seven per cent to $1,688. It was also the second most expensive rental market in Calgary, trailing the city centre, where the average rent for an unfurnished, one-bedroom apartment grew about three per cent to $1,853 a month.

The city centre also had the highest rents per month for two-bedroom, unfurnished units at $2,228 and three-bedrooms suites at $2,867. The lowest cost rental market for unfurnished units was the northeast, where a one-bedroom’s average monthly rent was $1,583 and $2,403 per month for a three-bedroom suite.

The northwest had the lowest average price for a two-bedroom unfurnished at $1,953.

Furnished apartments saw less traction in the market in April with the report finding monthly rent for a one-bedroom declining one per cent to $1,847 year over year.

In some areas of the city, the average rent for furnished, one-bedroom suites was only modestly higher than unfurnished, the report found.
