A tiny slice of the Big Apple could be yours for just $1,200 a month — just don’t ask for a bathroom, kitchen or running water.

Such is life in New York City, where a tiny studio apartment can somehow command top dollar.

A video of the rental — all 54 sq. ft. of it — has gone viral with more than 2.8 million views since being shared on TikTok by listing agent Alexander Bruni.

The apartment, located in Midtown West, has just enough space for a bed. With no running water, residents needing to use the bathroom would have to exit their studio and go down the hallway to the communal bathroom.
“So today I’ll be showing you the smallest apartment that currently exists in New York City,” the agent said ahead of his tour.
“Yep, this is real, this exists. This is very real. It’s a nine by six (feet). You got a closet, but no space for anything other than a bed.”

The listing agent tried to justify the cost of the tiny rental by suggesting college students often pay more to live in dorm rooms without the N.Y.C. address.
“In reality, in college — whatever bumble town you were going to college in — you were probably paying $1,200 at least for the dorms there,” he said.
“You were not paying to live in New York City, that’s for sure. So yeah, the unit might be small and very unsightly, but at the end of the day, for what you’re paying, you get to live your life in New York City.”
Alexander said that every unit in the building was just as small. The shared bathroom is equipped with a toilet and a shower.

The online video’s comment section was perhaps bigger than the property itself with many expressing anger that the unit could even be on the market.
“That should be real illegal!” one person said, while another said, “So you have to leave your ‘studio apartment’ to use a bathroom.”
“Studio apartment? … that is just a room,” someone else wrote.
“That apartment is smaller than my closet,” someone else added.
Last year, New York City rent hit a new high at an average of $5,588 a month in July, up 30% since 2019 and 9% higher from last year, when rent was $5,113, according to the report.
